Finalised the inclusions list

Finally have a handle on the inclusion list.  Expect some minor changes as we build but I would say we are 99% there.

Secure all pipes on walls with sturdy clips and holdfasts. Conceal piping where possible. Where exposed in rooms, chrome plate all pipes and taps.

3.      Heating and Cooling, Hot Water

56.           Ducted gas heating (2 units) and electricity cooling system(2 units) from 2 controllers with time and 2 zones for upper and 2 zones for ground levels. Ensure cooling system achieves a achieves a minimum of 2.9 stars, in accordance with the Minimum Energy Performance Standard (MEPS) Scheme. Entry, Prayer Area, Lounge, Dinning, Kitchen, Family, Study, Bedroom 1, 2 Bathroom 1, 2 Upstairs – Bed 3, 4, 5, 6, Bathroom 3 and Hallway.  Zone Bedroom 1& 2 and hallway and Bathroom 2 separately with control in hallway near Bedroom 1.
57.           Full ground floor in-slab heating for all of downstairs and upstairs bathroom(separate zone) using 12 circuit manifold allowing for separate controls of areas with 24 hour electronic thermostat with gas fired boiler (30KW). Use 16 mm Raupink Pex A cross linked polyethylene AS 2492 DIN 4726 floor heating pipe. Ensure all necessary work for concrete slab takes this into account including perimeter and slab. Also Include reinforcing mesh, twin active wire from thermostat to boiler and all gas, water, electrical and powerpoint connection to boiler. Solar powered with gas backup including supply and installation of 2 x 30 evacuated tube solar panels. Integrate with the solar hot water with this system. Specifications as per Appendix B.
58.           Solar hot water: The RECS for the Solar Hot Water System as above must meet the requirements of the Water and Sewerage Regulation 2001 (ACT) based on the number bedrooms and Zone 3. The solar water heater must be installed in accordance with the requirements of Section 5.4.3 of the Housing Development Guide. 59.           2 x 26L Rinnai infinity hot water unit each with 2 controls (1 per unit) flush into the wall.


4.      Insurance, Maintenance & Guarantee

63.           Comply with the Worker's Compensation Ordinance, and
64.           Provide for all circumstances whereby the Owner may be liable under Common Law or Statute for any act or omission of the builder.
65.           Insure the Owner against Common Law Liability - amount to be unlimited.
66.           Insure the Owner against Public Liability, amount to be not less than $2,000,000.00.
67.           Insure the works against fire, or loss, or damage from any cause whatsoever. Insure for the full value of the works plus 10% for professional fees, approvals and removal of debris.
68.           The Contractor shall obtain, and ensure that the Owner will have the benefit of, warranties or guarantees as specified in the Contract, including warranties or guarantees that are obtained by the sub-contractors of the Contractor.


5.      External Finishes

69.           Standard colour range aluminium windows deep ocean (colour to be discussed) and slider doors all double glazed (3mm glass with 6mm gap), all with keyed-alike locks and standard fly screens to windows (standard high window 2.50m including fly screen. Builders range from Trend Windows or Dowell Windows) - Must be in accordance with energy rating regulation 2010.
70.           Fix 0.56mm colorbond gutter of bullnosed quadrant section type with beaded edge. Install colorbond steel fascia/bargeboard equal to Stramit Fascia and Stramit 125 Guttering.
71.           In addition, spouts are required in guttering to control overspill in heavy rainfall. Lap in direction of flow, fix to manufacturer's instructions with double rivet and silicone seal all joints. Provide thimble connections to downpipes. Fix in longest lengths possible supported at 900mm centres with 30mm x 1.6mm zincalume brackets well-spiked to fascias or framing and folded around beaded edge. Install leaf guard equal to All Clear Leaf Guard along all guttering.
72.           All External and Garage doors to be keyed alike. Eastern external door – separate key.
73.           All sliding external doors to be keyed alike.
74.           Crimsafe or similar Security dead-lockable triple-lock screen doors for sliding doors in family room and to upstairs terrace.
